The price of 200k euro includes the cost of a borehole (perforación) for water, which the seller is willing to undertake. Otherwise the vendor is asking 180k euro without drilling.
This most interesting property has been a labour of love for it's current owners. They have spent putting together a most unusual and attractive smallholding. The Entrance begins with a good sized Tool Shed which leads towards the Main House through the vegetable Gardens. In front of the main house is a swimming pool (which is covered up in the photos) and surrounded by patio with pot plants
The Main House has one living room, and a good sized Kitchen Dining room. Unusually a small Caravan has been incorporated onto the side of the building which acts as a bedroom. You can see door and windows of the caravan which is accessible from the Kitchen Dining Room.
To the rear of the house is a large bathroom with wc shower etc. While not being visible on the throne, one can sit in peaceful contemplation while admiring the views.
Above the main house (as the property is terraced.) the path leads past another covered caravan which has been seated in place, this is a cleaver piece of additional accommodation with it's own covered patio, again away from the main house with stunning views.
We continue on up to yet another terrace which houses the Public Library. This has to be one of the most unusual features of the property and come included with it's collection of antique to modern book collection. There are hundreds of books in German, Spanish and English from encyclopaedias to all sorts. The building while being only one level is nearly two stories (excuse the pun) high. The Library shelving ell built in prime quality pine and chestnut timber. The Library is currently open to the public to come and read the books in a most tranquil setting. As the building has been build to a high specification to maintain the books in a dry atmosphere it has a flat roof. This roof could have a wooden structure (or conservatory) placed on top of it for a piece de resistance.
The Views from the Finca are just astounding and no photos can do them justice. 180 degrees from the bottom to the top of the Genal Valley can be observed. One get the feeling of being in an Eagle Owls secret intelectual refuge.
As this labour of love has been done so well, this property is ideal for an entrepreneurial type who would enjoy expanding on the great works already undertaken. In it's current state, it's all very habitable but allows for expansion and continuation of expanding a antique place.
Currently all the buildings and constructions other than the Library have tin roofs (corrugated steel). These roofs could be replaced with chestnut beams and roman roof tiles with little difficulty and cost (150 euro per M2). You could even look at adding a second floor to them (6/700 euro per M2). A bore hole (well) could be sunk to provide a more reliable water source. Currently all the water is provided from a very clever Water Catchments system from the roofs and stored in giant tanks around the finca. However they have never run out of water for both domestic and the gardens. This is ecological water management at it' best, and I checked, the water is crystal clear.
This is a property which is very well priced and has room for expanding and moving forward (good capital appreciation potential) Access to the Finca is a drive down a 20 minute dirt track from the main road, but this tranquil little heaven is reward well worth this small inconvenience.
Being only about one Hectare (2.4 acre) look at this one as a very generous garden with little Casitas dotted around it. Ideal for a Family shared property, you can stash away your unruly little urchins or irritatingly loving parents in-law, in accommodation which is well out of range, while you get on with what ever it is you do best. (reading the books of course)....
